If its a good realtor they are great to have.  They can really watch out for you throughout the deal.  But make sure they know contracts and what you should and shouldn't pay for.  They will also help determine your offer a house and help with searching for properties if you are still looking.

do they do anything w/ paper work as far as helping w/ loan info or more so finding/bargaining for a house?

Just with the house deal, but they are priceless if they know contracts.

Find a good loan officer that you trust to help with the loan docs.

Contact a bank and ask them if they have FHA financing. A majority of banks will. Using a mortgage broker will be a little more expensive, as their fees are higher. Banks capitalize on volume, where brokers capitalize on gross profit. You're more than likely to get a better deal on origination at a bank.

Realtors are leeches.

They basically open a door or two for you, and get 6% of the purchase price of a home from the seller. They will handle the sales portion of it, not the financing. Your realtor will be a broker or have a realtor that is a broker to write your offer and to make sure it's legal and binding. When you sign an offer, it is a binding contract to purchase. If the terms are not to your satisfaction, walk away. More than likely, it will go back and fourth a couple of times until a compromise is reached. Many times realtors will ask for earnest money to make an offer. Keep in mind any earnest money you put down the seller can keep if your offer is accepted and you back out. You will get it back if the offer is not accepted or finance terms are not achieved in your favor. It will be applied to your closing costs if it is accepted in most cases.

Most sellers will want a pre-approval letter before you place an offer, so I would find an FHA approved bank and get pre-approved.

Once you are pre-approved, find a house. You're halfway home!

Biggest thing is taking your time and don't let emotions control your decision making. Realtors are salespeople. They will use that to get you to increase your offer if they know you like the home. Just take your time and do a little research, and take your time. Don't settle for anything less. A home purchase is the largest purchase you will ever make!

July 14th.  And we had an ultra sound yesterday and even though she's only 15 weeks and it's still too early for the gender one it looks like it may be a boy.  Man, I'm fucked... :confused:
