There's a lot of good information on the site. I would recommend an FHA loan your first time out. The qualifications are much easier than conventional financing. Above the picture, there's information by state.

Our first was FHA, worked out great everything included. Ins, prop taxes...everything...and at a fixed rate! And a minimal down payment. :thumbs:

Correct.

Much less than a conventional loan. If your credit file is limited, it is the best way to go.

$100,000 home = $3000 down. Closing costs CAN be financed in. Rates are still typically low for FHA loans. Once you get the loan, give it a couple of years and evaluate refinancing.

from my reading, sounds like FHA is the way to go for me. Now I just need to find a lender around that I can talk to.

I'm doing a refi right now.  I paid a point to get 4.75%.  Plus I got rid of my heloc so now I can get a sand rail.   :thumbs:

If its a good realtor they are great to have.  They can really watch out for you throughout the deal.  But make sure they know contracts and what you should and shouldn't pay for.  They will also help determine your offer a house and help with searching for properties if you are still looking.
