Dont be afraid to check and run everything. My mom told me not to be rude by running everything... and the Realtor said its ok, its a major purchase. You wouldn't by a car you didn't test drive right?
this is a huge investment, make sure it works.

A lot of people have PVC now, but copper is stronger. I had raccoons chew up my pipes under the house, I really dont want those again. Atleast make sure they are not exposed if you go PVC.

Yes, I was talking about the house plumbing. The house was on the side of a hill. The back sat on the hill, and the house extended out from the hill and the front was on 12 foot posts leaving the underside of the house exposed, which is where the PVC plumbing was. The coons would chew it up on a weekly basis, So I threw those huge sticks of rat poison out there. It stopped happening so much after that.

Copper is more expensive, but well worth the money. Especially since Minnesota is like the living in the Arctic Circle.

A trip to the attic will confirm a few things. You'll be able to look for leaky roof spots, rotten boards, and see if there is adequate insulation.

There is absolutley nothing wrong with making a few trips out to see the home, especially when you are spending your hard earned. A home is an investment!!! I'm not sure if you guys have issues with termites up north, but here you must have a termite inspection on new and pre-occupied homes. Since it's winter, be to look for any damage caused by rodents since the home has been vacant. I friend of mine was going to buy a foreclosed home about 6-7 months ago for $50K to use as a rent house. On his last walk through, he went into the attic and found a lot of damage on one of the eaves of the home. He went deeper into the attic and discovered a lot of damage to wiring, some of the trusses.  Reason: squirrels.

If the house has been empty they may have shut off the water and put anti-freeze in the traps because of the cold.  Open the electrical box and check the main breaker to determine the electrical feed to the house, probably 100amp.  Check the out building and see if the electrical is routed through the house to the out buildings or from a yard pole.  Check condition of airial lines if they are fed from a pole.  Look at the grade around the house, you might be getting into clay depending on where it is in the county.

RP I feel you pain on the Racoon deal. I live in So Cal in a major city with no real wildlands around and my back yard was tore up big time by Racoons. They come up thru the storm drains at night and come to my back yard because I have a fish pond. Destructive little  shits.
