They are very destructive,  I used to think they were cute, but now I hate them more than squirrels.   :bash:

The only raccoon you will see in my yard now, is a dead one.

Here is my .02 worth. #1 get a honest realtor. Ask around your family,friends etc, for one the have used. #2 If possible use a established bank for your loan . The rates and other costs are better. Try to avoid Dyetech type operations. #3 get a reputable home inspector and make sure all repairs are completed prior to closing. #4 most important get a fixed rate loan.The rates are low between 4 3/4 to 5 1/2 pct. It is a good time to do this . good luck.

I just got "pre-approved" for my DREAM house today and I'm quite stoked! We are meeting with the lender to iron out a few details.

Another thing I was wondering that was'nt cover in this 5 page thread is grants. Does anyone know of any liget grants out there for first time home buyer? FHA denied me because I exceed the 80% median income of Omaha. So thats out the door. I've seen a few others, but not sure if they are liget.

I found out today we're pre-approved for our house! :clap: :clap: :clap: We're going to check it out saturday. my parents are coming with to look things over as well. Per my loan officer. If everything goes okay and I give him the go ahead. sounds like we could have the deal closed within a week and a half. Which is to soon for us. As our lease doesn't end here until April.

For some reason the web address of the listing of model and the acutal house are the same. If you click on the "Giles Ridge" link you'll find it.

Grats on your find. How long did the financing part take?

Congrats to Krandall, preddy and Beaner on your new homes!   :clap:  Can't wait to see pictures of your new homes.

Its not my first home (3rd) but I'm getting a new home too.  STOLE it from the bank so I'm pretty pumped.  4 bedrooms, 3400 sq ft., 3.5 car garage and a brand new in ground pool.   :thumbs:  I'm sure I'll have a few bodies floating back there.  Oh, and the river is 600 yards away, guess I'll need a boat for the chain lakes now.

By the site it looks like low to mid 200's.  The homes are around 1300-1500sq. ft. with a big garage.  Great for a single guy or newlyweds with toys.

The house starts out at 160+lot. Lots around here run anywhere from 20-40 thousand.

I really like how open the up stairs is, but slightly on th small side (good for a starter family). The basement is huge and will look really good when finished.

Yes, the garage on the right is double deep.

Chity part is it takes 6 months to build!

Those are the way to go right now.  This is my first foreclosure/bank owned deal.  I'm picking it up for MUCH less then its worth and getting them to give a bunch of credits.  Isn't yours bank owned Krandall?
